Why Preventative Maintenance is Essential:

 Preventative maintenance is crucial for the longevity and efficiency of your HVAC system. Regular servicing helps us identify and address minor issues before they escalate into costly and inconvenient breakdowns. Over time, normal wear and tear, along with the accumulation of dust and grime, can significantly reduce your system's efficiency and lead to component failure. Proactive maintenance ensures your system runs smoothly, saving you money on future repairs and energy bills. 

What is Included:

 

  • Refrigerant System Optimization:
    • Check Refrigerant Pressures: We measure the pressure of the refrigerant (the cooling agent) in your AC system. This tells us if your system has the correct amount of refrigerant for optimal cooling and efficiency.
    • Subcool and Superheat Check: These are advanced measurements of the refrigerant's temperature and pressure at specific points in the system. They help us fine-tune the refrigerant charge for maximum performance and prevent damage to the compressor.
    • Temperature Differential (TD): We measure the temperature difference between the air entering your AC unit and the air leaving it. A proper TD indicates that your system is effectively cooling your home.
    • Check Filters (Wash or Replace): Your AC filter is vital for air quality and system efficiency, ensuring proper airflow and preventing dust buildup on internal components. You can provide your own filter, we can supply a common-sized filter if we have one on the truck for an additional fee, or for unusually sized filters, we can custom-cut washable filter media for your unit, ceiling, or wall for an extra charge.
  • Condensate Management (Drainage System):
    • Test Proper Function of Condensate Safety Switch (for Drain Pan, Secondary, OR In-Line): This safety switch prevents water damage by shutting off your AC if the condensate drain line becomes clogged and the pan overflows. We test it to ensure it's working correctly.
    • Vacuum Condensate Drain Line: We use a vacuum to clear out any sludge, algae, or debris from the condensate drain line, preventing clogs and water leaks.
    • Flush Drain Line: We flush the condensate drain line with water or a cleaning solution to ensure it's completely clear and flowing freely.
    • Add Algae Tablet to Internal Pan: An algae tablet helps prevent the growth of mold and algae in your condensate pan, which can cause clogs and unpleasant odors.
  • Coil Cleaning:
    • Flush Condenser Coil: The condenser coil, located in your outdoor unit, dissipates heat. We flush it to remove dirt, debris, and grime that can hinder its ability to release heat, improving efficiency.
  • Electrical System and Component Health:
    • Check Amps: We measure the electrical current (amperage) drawn by various components to ensure they are operating within their specified ranges. This helps identify potential electrical issues or failing parts.
      • Heater: If your system has a heating element, we check its electrical draw.
      • Condenser: We check the electrical draw of the outdoor fan motor and compressor.
      • Compressor: This is the heart of your AC system; checking its amperage indicates its health and efficiency.
      • Hermetic: Refers to the sealed compressor unit, and checking its amperage is part of assessing its performance.
      • Fan: We check the electrical draw of both the indoor (blower) and outdoor (condenser) fan motors.
    • Capacitor MFD (Microfarad): The capacitor stores electrical energy and helps start the motors in your AC system. We test its microfarad (MFD) rating to ensure it's providing the correct electrical boost to the motors.
